Video 1 (9am): Market Update

30 seconds. One market metric. One insight. One CTA (DM for more info).
Video 2 (1pm): Listing Tour
A home you're selling. Walkthrough. 20 seconds of footage. Highlight one room (kitchen remodel, backyard, master bedroom view).
"Just listed: 4BR, 2BA, completely updated kitchen. Virtual tour in my bio."
Video 3 (5pm): Neighborhood Spotlight
"Friday night in [neighborhood]. Coffee shops, parks, schools. Here's why young families are moving here."
Footage of the neighborhood. Not the realtor. The neighborhood.
Why This Works
Consistency: Three per day = 21 per week = 84 per month. Algorithm loves consistency.
Variety: Market update + listing tour + neighborhood spotlight = something for everyone.
Sellers want market updates. Buyers want listing tours. People considering the area want neighborhood spotlights.
Volume: More videos = more reach. One viral video is luck. Twenty videos with 1% going viral = guaranteed reach.
Authenticity: Short, quick, phone-based content feels more real than polished productions.

The Shooting Setup
Phone, light, mic, batch-record schedule.

Shooting Location:
Use two locations maximum:
- Your office / car (for talking-head market updates)
- The listings / neighborhoods (for tours and spotlights)
Don't change locations every video. You want visual consistency so people recognize you.
Batch Shooting Schedule:
Sunday afternoon:
- 2 hours: shoot all week's market updates (talking head, you in one outfit, one background)
- 2 hours: shoot all listing tours (drive to each property, 30 seconds per property)
- 2 hours: shoot all neighborhood videos (walk through neighborhoods, one per area)
That's six hours of shooting for 21 videos.

The Script Template
Market Update (30 seconds):
"This month: [metric] sold. Prices [up/down] [%]. What does this mean for you? [One sentence insight]. [Call to action]."
That's the whole script. 30 seconds read time.
Example: "This month: 47 homes sold in the 94301 zip code. Prices up 2% month-over-month. That means sellers, you have leverage. Now's the time to list. DM me if you're thinking about selling."
Listing Tour (30 seconds):
"Just listed: [property type], [beds/baths], [key feature]. Take the tour. [Link in bio]."
Walk through the home. Highlight the feature (new kitchen, updated bathroom, deck view). No talking required. Upbeat background music.
Neighborhood Spotlight (30 seconds):
"Why families are moving to [neighborhood]: [reason 1], [reason 2], [reason 3]. Schools ranking [X], parks, coffee shops. Let's talk about your family's next move. DM me."
Show the neighborhood. Park footage, coffee shop, school, park. Quick cuts. Upbeat music.
The Lead Capture Flow
Link in bio → Linktree or similar tool.
Linktree has 4 buttons:
- Schedule a call (Calendly link)
- Virtual property tours (link to listings)
- Market update (link to latest video or PDF)
- DM on Instagram (direct messaging)
When someone DM's, you respond within 2 hours.
"Hi [name]! Saw your message. Are you looking to buy, sell, or just curious about the market? Let's find a time to chat."
From DM, move to WhatsApp or text. From text, schedule a call.
This is your lead routing. Reel → Linktree → DM → WhatsApp/text → call.
The ATL Captions
Use auto-generated captions. TikTok and Instagram Reels generate them automatically. Don't turn them off.
Captions are:
- Accessibility (deaf users)
- Sound-off viewing (80% of short-form is watched without sound)
- Keyword indexed (Instagram indexes captions)
Always make sure the captions are accurate. Edit if auto-generated text is wrong.

Average reach per video: 500–2,000 (depends on your follower count and engagement)
